Parkdean Resorts is a supersized caravan park company that came about after a merger with Park Resorts about 10 years ago.
Parkdean Resorts has more than 60 holiday parks across the UK, including the former Park Resorts site. We’ve picked out the 10 that we think are the best, based on reviews, location, facilities and price.
Most Parkdean Resorts sites and former Park Resorts holiday parks are busy and well equipped with swimming pools and entertainment, which makes them popular for a family holiday. A few of them are quiet and only have basic facilities but are a good base for a cheap holiday.

1. Eyemouth Holiday Park Scotland (beachside, great reviews, cheap)

There are eight Parkdean Resorts in Scotland. In our opinion, the best value one is the former Park Resorts holiday park of Eyemouth. In fact, there's a good argument that it's the best value Parkdean Resorts holiday park in the UK.
It is one of the highest-rated Parkdean Resorts holiday parks with customers, with scores of 4.4/5 on TripAdvisor and Google Reviews. That gives it an average rating of 88%, compared to the Parkdean average of about 80%. For that reason alone we think it's very deserving of a place in our guide to the best Park Resorts and Parkdean Resorts sites.
Eyemouth doesn’t actually have as much on site as a lot of holiday parks, but there’s a playground, bar, restaurant and sports court onsite, as well as the usual evening and kids club stuff.
There’s not a swimming pool onsite unfortunately, but Parkdean Resorts has an arrangement with a local indoor pool offsite which means you can use it for free during your holiday.
It’s only a short walk to the beach and it’s just over an hour’s drive to Edinburgh for a day out, or 20 minutes to Berwick Upon Tweed.
The other highly rated Parkdean Resorts holiday park in Scotland is Nairn Lochloy Holiday Park, which is near to Inverness. It ranks as one of the top 10 according to customer reviews with a score of 86% and was also good value in our price comparison of every Parkdean Resorts holiday park.
Price: £709 for a family of four, for a week in August 2026 in a St Abbs caravan. That makes it amongst the cheaper Parkdean Resorts in the UK, despite being one of the highest-rated with customers.
It is one of the highest-rated Parkdean Resorts holiday parks with customers, with scores of 4.4/5 on TripAdvisor and Google Reviews. That gives it an average rating of 88%, compared to the Parkdean average of about 80%. For that reason alone we think it's very deserving of a place in our guide to the best Park Resorts and Parkdean Resorts sites.

2. Nodes Point Holiday Park St Helen's, Isle of Wight (beachside, swimming pool)
There are four Parkdean Resorts holiday parks on the Isle of Wight but we picked Nodes Point for our holiday. They were all previously Park Resorts holiday parks before the companies merged.
Nodes Point is walking distance from the pleasant beach at St Helen’s, which has ankle deep water and isn’t too touristy. On the site, there’s an indoor swimming pool, as well as a playground and sports courts.

Reviews, ferries and our stay at Nodes Point Holiday Park
We stayed in a lodge at Nodes Point that was one of the closest to the beach. This was very convenient and meant that we could be on St Helen's beach in about two minutes. The only downside of being at this end of the park is that it is flatter than the rest of Nodes Point. Caravans and lodges on the slope leading up to the back of the back and the clubhouse get a much better sea view across to Bembridge.
In the summer, they offer horse riding along the beach with Sally's Riding School, which is pretty idyllic. We did this as a group of five and enjoyed it greatly (despite it being the only grey day of the week). I was terrible at cantering but it was good fun.
The Isle of Wight isn’t huge, so you can get to the popular tourist towns of Shanklin, Ryde or Ventnor without a huge drive. It’s quite a long way from the famous Needles and Alum Bay, but you could certainly do it as a day trip.
Reviews are very positive at 83%, once we add together TripAdvisor and Google Review scores. They also do glamping, touring and camping for those with an optimistic view of the UK's weather.
Parkdean Resorts guests get a very big discount on the Isle of Wight ferry. The exact price varies but we've done some test prices and found savings of 50% - 70%. At peak times, it can cost about £300 to take a car to the Isle of Wight but Parkdean customers usually pay about £70 - £150.

And how do those other Parkdean Resorts on the Isle of Wight compare on price? On the dates we checked for a week in August 2026, Landguard was £859 whilst Lower Hyde started from £989 and Thorness Bay started from £855.
- Thorness Bay - usually the cheapest and in a remote location next to a shingle beach. When we visited Thorness Bay we were treated to an outstanding sunset and noted that the resort is quite sprawling rather than too crammed in.
- Landguard - when we visited, we found it to be quite a compact park with neat rows of caravans side by side. We liked the look of the indoor swimming pool and found the footpath that links it with Lower Hyde. It takes about 20 minutes to walk to the busy seafront at Shanklin.
- Lower Hyde - on our visit, we found this to be a more spacious and leafier park, which is also 20 minutes from Shanklin beach. It only has an outdoor pool, but you can use the facilities at Landguard. We thought the layout of Lower Hyde was terrific when we looked round.
And how do those other Parkdean Resorts on the Isle of Wight compare on price? On the dates we checked for a week in August 2026, Landguard was £859 whilst Lower Hyde started from £989 and Thorness Bay started from £855.

3. California Cliffs Holiday Park Great Yarmouth, Norfolk (beachside, swimming pool)
Norfolk is jam-packed with Parkdean Resorts holiday parks, including some that were formerly Park Resorts sites. We've been to most of them. There are seven in total, but I would pick California Cliffs - even if the name is a little over the top!
It gets solid reviews (84% on average), it’s got indoor and outdoor swimming pools and it is near to the beach. What more do you want? Well, actually there’s also crazy golf, an adventure playground and some other entertainments.
You’ll need a car if you want to visit Great Yarmouth itself, as it’s a few miles along the coast.
Another good choice in Norfolk is either Cherry Tree Holiday Park or Breydon Water Holiday Park. They are practically next door to each other, about 15 minutes inland from Great Yarmouth. Personally, I prefer Cherry Tree but Breydon Water is usually the cheapest Norfolk holiday park in our price comparisons.
The downside is that neither is as close to the beach as California Cliffs - which is a big deal for us.

4. White Cross Bay Holiday Park Windermere, Lake District (lakeside, swimming pool)
There’s a very decent choice of Parkdean Resorts holiday parks in the Lake District and Cumbria, but our pick is White Cross Bay, as it’s close to Windermere and it’s got an indoor swimming pool.
You can even bring your own boat if you want to (and if you own a boat, of course).
There are some other things on site, such as a sports court and sauna, but you’d be a bit mad to come to the glorious Lake District and then spend the whole week in a hot little room with nothing but a towel on.
White Cross Bay gets 3.9/5 on TripAdvisor or 4.2/5 on Google Reviews, giving us an average of 81%.

Sandy Bay doesn’t win any awards for coming up with a creative name, but it deserves a place in our top 10 Parkdean Resorts caravan parks guide.
It is one of several excellent value Parkdean Resorts holiday parks and former Park Resorts holiday parks in Northumberland and County Durham.
Church Point Holiday Park is more popular with customers but we think Sandy Bay just about edges it on facilities and value for money.
Reviews for Sandy Bay are 79% and it's improved a lot after recent investment. Lots of it was refurbished in 2017, including the soft play and bar/restaurant.
Sandy Bay ticks most of the boxes of what I look for in a holiday park, with direct beach access (always preferable to loading up the car), an indoor swimming pool and somewhere to eat including takeaway and restaurant options.

6. Cayton Bay Holiday Park, East Yorkshire (swimming pool, beach, high ropes)
We've been to several Parkdean Resorts holiday parks in Yorkshire, but Cayton Bay stands out as the best in my opinion. It gets the best review scores at 83%, although others aren't far behind.
Cayton Bay is usually more expensive than Parkdean's other Yorkshire resorts, but it is one their 10 'Action Packed Parks'. Those are the parks with the biggest range of activities (see our comparison here).
We liked the way that a lot of the facilities at Cayton Bay are bunched together so you can sit in the restaurant whilst watching the high ropes. The local beach is excellent and is only about 10 minutes' walk away. There's a road in the way, but we used the underpass so it wasn't too much of a big deal. Skipsea Sands has got an indoor swimming pool, as well as a fishing lake, sauna, an indoor play area where children can bounce around, ten pin bowling and somewhere to eat.
It’s right by the coast, so you can admire the sea view although it’s a short drive to the more family friendly section of beach.

Another option that we've been to in Yorkshire is Parkdean Resorts Barmston Beach. It is nearer to the beach, but only has an outdoor swimming pool. It gets better customer reviews than Skipsea Sands and it tends to cost about the same. However, the lack of an indoor swimming pool is a bit limiting unless you are lucky with the weather. 7. Warmwell Holiday Park, Dorset (large park with great activities, expensive)
Parkdean Resorts categorises 10 of its 65 holiday parks as 'Action Packed Parks'. As you'll gather, these are the ones that have the biggest range of things to do onsite. They tend to be the larger resorts as well. We've written a guide comparing all of the Action Packed Parks. It's a masterpiece, if I do say so myself.
The three that get the best reviews are
Jumbo-sized Trecco Bay Holiday Park in South Wales isn't far behind on 80%. It claims to be 'the UK's biggest holiday park'.
Warmwell Holiday Park stands out because it has the most interesting activities - including a dry ski slope. It also has more spacious accommodation than most other Parkdean Resorts, as it's got lodges rather than caravans.
However, it does have a couple of downsides. Firstly, it's 25 minutes' drive from the sea. Cayton Bay Holiday Park and Ty Mawr are both 10 minutes' walk away from a beach, whilst Trecco Bay Holiday Park is even closer.
Secondly, Warmwell Holiday Park is consistently one of the most expensive Parkdean Resorts. The higher prices are understandable because the accommodation is so much larger - and they're a par with the price of lodges at the other parks. However, if you want a cheap and busy park, stick with Ty Mawr or Cayton Bay instead.

8. Weeley Bridge Holiday Park Clacton-on-sea, Essex (inland, outdoor swimming pool, cheap)
If you’re in the South East of England and don’t fancy a nine hour drive with children, then I’d take a look at Weeley Bridge on the edge of Clacton on Sea. We visited in 2025 and thought it had a really lovely relaxing vibe.
In terms of value for money and reviews, I'd say it's one of the better Parkdean Resorts/former Park Resorts holiday sites. Customers consider to be the best Parkdean Resorts holiday park in Essex, although Coopers Beach Holiday Park isn't far behind.
Weeley Bridge Holiday Park is about 15 minutes from the coast but there’s enough onsite to waste a few hours, including an outdoor swimming pool in the summer (not sure why you’d want to use it in the winter anyway), a playground, sports court, fishing lake, kids' and grown-up entertainment and a bar.

If you want to spend a week singing about the White Cliffs of Dover, I’d take a look at St Margaret’s Bay Caravan Park.
It’s one of the better equipped Parkdean Resorts sites for adults, with an indoor pool, gym, ‘alternative therapies’, sauna, bar and restaurant. There’s stuff for the kids too, with the usual entertainment and playgrounds.

10. Todber Valley Parkdean Resorts Holiday Park Lancashire (cheap base for exploring outdoors)
**Winner: cheapest Parkdean Resorts holiday park**
Todber Valley Caravan Park is worth considering if you're looking for a cheap Parkdean Resorts site and don’t mind doing a bit of driving on holiday.
Onsite facilities are a bit basic but it’s 20 minutes from the Yorkshire Dales, 10 minutes from the Forest of Bowland or 1 hour from Kendal, Blackpool or Morecambe.
