10 Best Cornwall Caravan Holiday Parks - 2025
Cornwall has more than 50 caravan holiday parks, but we've picked 10 of the best by comparing price, reviews, location and facilities.
Some holiday parks are near the more accessible and touristy towns, such as Newquay and Bude whilst others are in the more remote part of the Cornish coastline around Lands End, Penzance and The Lizard Peninsula. Others are near the popular seaside resort of St Ives.
We've chosen some quieter family owned holiday parks, alongside big name holiday parks run by Haven and Parkdean Resorts.
For our price comparison we looked for the cheapest accommodation available for a week in August 2024 for 2 adults and 2 children (we searched in September 2024).
Some holiday parks are near the more accessible and touristy towns, such as Newquay and Bude whilst others are in the more remote part of the Cornish coastline around Lands End, Penzance and The Lizard Peninsula. Others are near the popular seaside resort of St Ives.
We've chosen some quieter family owned holiday parks, alongside big name holiday parks run by Haven and Parkdean Resorts.
For our price comparison we looked for the cheapest accommodation available for a week in August 2024 for 2 adults and 2 children (we searched in September 2024).
1. Haven Perran Sands Holiday Park (Perranporth) and Haven Riviere Sands Holiday Park (Hayle) - busy Haven caravan parks in beachside locations

Haven's two holiday parks in Cornwall are both excellent choices, but there are some small differences between them. So, should you go for Perran Sands or Riviere Sands?
Haven Riviere Sands edges it on reviews, with a rating of 4/5 on TripAdvisor and 4.4/5 on Google Reviews. Perran Sands scores a very similar 4.3/5 on Google Reviews but is a little way behind on TripAdvisor with a current rating of 3.5/5. In other words, Riviere Sands scores 84% whilst Perran Sands scores 78%.
They are both busy, family friendly holiday parks next to great beaches - but there is some difference in scale. Haven Perran Sands is notably larger than Haven Riviere Sands so it generally has more facilities. There is a touring and camping area at Perran Sands, but not at Riviere Sands.
You can't bring pets to Riviere Sands, which will be a deal-breaker for some people.
Haven Riviere Sands edges it on reviews, with a rating of 4/5 on TripAdvisor and 4.4/5 on Google Reviews. Facilities and entertainment at Haven's Cornwall resorts
Perran Sands and Riviere Sands both offer indoor and outdoor pools (I’d opt for an indoor pool personally…). At Perran Sands you get an indoor pool with a flume and an outdoor pool with a lazy river. Riviere Sands has a couple of small outdoor pools, a two-lane outdoor slide and a fairly standard indoor pool.
I would say that Perran Sands is the winner on the pools, but there's not much in it (see our guide to holiday parks with great swimming pools, if that's your priority).
Both of these Haven resorts have evening entertainment, surf and paddleboard lessons and places to eat on site. Riviere Sands has some activities including playgrounds, mini aerial adventures and archery. However, Perran Sands is certainly the better equipped with segways, crazy golf, a climbing wall, NERF training, bungee trampolines and soft play. You will pay to do some of these activities.
I would say that Perran Sands is the winner on the pools, but there's not much in it (see our guide to holiday parks with great swimming pools, if that's your priority).

It’s also marginally closer to the Eden Project at St Austell, but then Riviere Sands is much closer to Lands End. Personally, I’d favour Perran Sands based on location but Riviere Sands tends to be cheaper.
Price: The cheapest week we could find in August 2025 for a family of four in a Saver caravan was £1235 at Perran Sands Holiday Park. The same holiday at Riviere Sands Holiday Park was £1125 for a Saver caravan (see our guide to Haven caravan grades).
A standard 'Haven' holiday gives you access to all the facilities, although you pay extra for some things. A 'Haven Hideaway' holiday just gives you accommodation and restaurant access. Prices above are for a standard holiday, as that's what most people go for. See our guide to Haven Hideaway.
Top tip: arrive on a Friday or Monday instead of a Saturday for the best price at a Haven caravan park. In this case, Perran Sands was £220 more if you arrived a day later!

2. St Ives Bay Holiday Park (near St Ives) - swimming pools, restaurants, easy beach access

St Ives Bay Holiday Park has one of the best locations you'll find in Cornwall. It sits just along from Haven's Riviere Sands Holiday Park, with easy access to a three-mile-long sandy beach. The beach is mostly used by the adjacent holiday parks, so you won't be fighting for space.
If the weather is good, you can sign up for surfing lessons at the park's surf school. If it's raining, the indoor pool is a good size - although it is a straightforward sort of pool rather than one with flumes and slides.
Other onsite facilities include a bistro and a bar with a terrace overlooking the sea. There's an entertainment program which runs in the summer months with kids' activities and a playground for the rest of the year. There's also minigolf and an arcade.
Most of the accommodation is caravans or chalets. They've also got some houses for larger groups and a camping/touring section. The cheaper accommodation is the 'value caravans' and 'value chalets' or you can upgrade to 'superior' or 'luxury' models.

Price: £1114 for a week in a value caravan for a family of four in August 2025. St Ives Bay Holiday Park is unusual in allowing you to arrive any day of the week that you like. When we checked, arriving on a Thursday was about £30 cheaper than arriving on a Friday or Saturday.

3. Trevella Holiday Park (Newquay) - well located, peaceful, fishing lakes
Big-name chain Park Holidays took over Trevella Holiday Park in 2021, along with a couple of other Cornwall caravan resorts.
It doesn’t have an indoor swimming pool, but it has a heated outdoor pool and it is only a five minute drive to the rather lovely Crantock Beach. The other beaches around Newquay are about 10 minutes away in the car.
There’s something to be said for being just outside of Newquay – the town itself gets busy in summer whereas Trevella Holiday Park is in a much quieter area.
Another plus point with Trevella Holiday Park is that it has two fishing lakes. That will be the clincher for some families who are trying to keep everyone happy.
Besides that, the onsite facilities are relatively basic. There’s a minigolf course and playground but don’t expect endless entertainment onsite.
Customers give Travella Holiday Park between 4/5 or 4.4/5, depending on which review site you look at. It’s a pet-friendly holiday park.
Price: £1149 for a week in a two-bedroom caravan in early August 2025. That’s the price for a family of four, although the caravan is big enough for six people. For £115 extra you can have a caravan that is big enough for eight people, which would make it better value (about £20 per person, per night).

4. Sea Acres Holiday Park (Lizard Peninsula) - cheap caravans, family facilities

Sea Acres Holiday Park is one of eight holiday parks run by Parkdean Holidays in Cornwall, and we reckon it's their best. It's also one of the cheapest holiday parks we've found in Cornwall. It gets similarly glowing reviews to another one of their parks (Crantock Beach Holiday Park in Newquay) but it has a bigger range of family friendly facilities.
Sea Acres is on the Lizard Peninsula, which is beautiful. Unfortunately it is also a fair drive from, well, anywhere. The park is well placed for the rugged south coast and visits to Lands End and the pretty seaside town of St Ives, but it is an extra hour's drive if you are coming from London (compared to Bude).
There's an indoor swimming pool (with jungle run sessions, whatever that is...), as well as a soft play area, adventure playground, amusement arcade, table tennis, pool table, pitch and putt, crazy golf, kids' clubs, restaurants, evening entertainment (bingo etc) and takeaway food. There's also a scuba diving centre at the park. Theme park Flambards is also a short drive away, as is St Michael's Mount at Marazion.
Sea Acres is about 500 metres from Kennack Sands beach, so not right on the beach but only a 5 or 10 minute walk (assuming you aren't carrying a wind break, three buckets and a beachball). It's also near the South West Coastal Path to Coverack.
There are loads of different types of caravan to choose from at Sea Acres Holiday Park, with Cornish names like Poldhu and Lamorna. Pets are allowed in most of the caravans at Sea Acres.

5. Retallack Resort and Spa (Mid Cornwall) - inland, indoor swimming pool, aqua park, wakeboarding

We've mostly picked seaside holiday parks for this guide, but Retallack Resort and Spa is highly rated and full of activities so it makes our top 10. It is also well located for day trips to popular spots like Padstow and Newquay (15-20 minutes), and it's about 25 minutes from the Eden Project. The nearest sandy beach (Porth) is 20 minutes away in the car.
Accommodation at Retallack Resort is in Wooden Lodges, Lakehouses and 'Barns' rather than caravans. The posh accommodation with hot tubs are expensive but the Wooden Lodges are not much more than caravan parks. Keep in mind that a lodge is much wider and more spacious than a caravan.
Reviews are 4/5 on TripAdvisor or 4.3/5 on Google Reviews. Some of the Barns sleep up to 12 people, so can work out good value if you can fill them up. Several of the barns have hot tubs.
The range of facilities across the large site is impressive. As well as a good-sized indoor swimming pool, there's a Total Wipeout style aqua park, wakeboarding lessons, a surf simulator and a playground. There's a gym for grown ups and you can sign up for spa treatments. Of course, you pay extra for some activities but that is quite standard at holiday parks and resorts.
The onsite bar/restaurant is called The Lookout or there's a 'beach café' that overlooks the aqua park and wakeboarding lake. Dogs are welcome at Retallack Resort and Spa.
Price:£1455 for two adults and two children for a week in August 2025 in a Superior Wooden Lodge. That was based on a Sunday arrival, it was about £50 more expensive to arrive on a Saturday.
Accommodation at Retallack Resort is in Wooden Lodges, Lakehouses and 'Barns' rather than caravans. The posh accommodation with hot tubs are expensive but the Wooden Lodges are not much more than caravan parks. Keep in mind that a lodge is much wider and more spacious than a caravan.
Reviews are 4/5 on TripAdvisor or 4.3/5 on Google Reviews. Some of the Barns sleep up to 12 people, so can work out good value if you can fill them up. Several of the barns have hot tubs.

6. Polperro Holiday Park (near Looe) - sea views, indoor swimming pool

Polperro Holiday Park is another popular Cornwall caravan park that is now run by big-name Park Holidays. It was previously called Seaview Holiday Park.
It’s on the county’s South Eastern coast and is quicker and easier to reach than coastal West Cornish towns such as Falmouth and Penzance.
Polperro Holiday Park has got an indoor swimming pool and there are sea views from the park. The nearest beach is Talland Bay which is five minutes in the car or a 20 minute walk. The pretty seaside towns of Polperro and Looe are both less than 10 minutes away in the car. The Eden Project is half an hour away.
As well as the swimming pool, there’s a bar and clubhouse so you can watch live entertainment and get something to eat. There’s also a playground for children.

7. Trelawne Manor Holiday Park (near Looe) - great price, indoor and outdoor swimming pools

John Fowler is a good value caravan holiday park company that has six resorts in Cornwall.
Trelawne Manor Holiday Park is our pick as it's got a bigger range of activities and it scored well in our price comparison. However, John Fowler's Killigarth Manor Holiday Park is better if you want a medium sized resort. Perran View Holiday Park is your best bet if you want a small and quiet John Fowler caravan park in Cornwall.
All three of them score 4.3/5 from reviewers and offer some of the lower prices you'll find at Cornwall's caravan holiday parks.

8. Crantock Beach Holiday Park (near Newquay) - walk to the beach, sea views, basic facilities
We mentioned Crantock Beach Holiday Park earlier, but it deserves its own place in our top 10.
It's another one owned by big-name Parkdean Resorts and reviews are excellent at 4.5/5 on both TripAdvisor and Google reviews.
Crantock Beach Holiday Park is rather lacking in facilities compared to some resorts but it's perfect if your priorities are easy beach access and sea views. There is somewhere to order a meal and a coffee as well as a modestly-sized playground and a small minigolf course.
The local beach is an absolute stunner and it is patrolled by lifeguards in summer. It will take you about 10 minutes to walk to the beach, although it varies a little depending on whereabouts you are staying on the resort. The walk back up the hill is quite steep so some people drive down and park in the National Trust Car Park (it's quite pricey but free for National Trust members).
There aren't any fancy lodges at Crantock Beach Holiday Park but there are 1-3 bedroom caravans that sleep 2-8 people. Some caravans are dog friendly.

9. Sandymouth Holiday Resort (North Cornwall) - easy to reach, family friendly facilities
Sandymouth Holiday Resort is a highly rated caravan park near to Bude (quite near the Devon border), so it is much easier to access for most people travelling into the county than more remote spots around Penzance and The Lizard Peninsula. It might be one to consider for a shorter break where you don't fancy a long drive.
There's a mixture of lodges and caravans at Sandymouth, and it's a little bit posher than some of the cheaper places to stay in this guide.
Sandymouth Holiday Resort has a good range of facilities, including an indoor swimming pool, an indoor sports hall, outdoor gym, ball pool, playground, archery, rifle shooting (perhaps not wise if your children aren't getting on...), outdoor activities (raft building etc), restaurant and bar.
It's about a mile to Sandymouth Bay, which is a National Trust beach. It's a fair trek for exploring the south of Cornwall - it's a two hour drive to Land's End and Penzance or 1 1/2 hours to the Eden Project at St Austell.

There's a mixture of lodges and caravans at Sandymouth, and it's a little bit posher than some of the cheaper places to stay in this guide.
Sandymouth Holiday Resort has a good range of facilities, including an indoor swimming pool, an indoor sports hall, outdoor gym, ball pool, playground, archery, rifle shooting (perhaps not wise if your children aren't getting on...), outdoor activities (raft building etc), restaurant and bar.
It's about a mile to Sandymouth Bay, which is a National Trust beach. It's a fair trek for exploring the south of Cornwall - it's a two hour drive to Land's End and Penzance or 1 1/2 hours to the Eden Project at St Austell.

10. Hendra Holiday Park (Newquay) - busy park, lots of family facilities
Hendra Holiday Park in Newquay is a big and busy family caravan park with holiday homes, as well as camping and touring. I'd say it's a good option if you don't want to spend the week in the car, but would rather use a lot of onsite facilities and explore some of Newquay's beaches and the bigger attractions. It's not one to choose if you fancy a quiet week away from it all.
The list of facilities and things to do without leaving the park is huge, including an indoor swimming pool with three flumes, an outdoor swimming pool, family entertainment, kids' activities, bars and restaurants, soft play, adventure playgrounds, lifeguard training, skate park and amusements.
