Seal Bay Resort is a huge holiday resort run by Cove, that offers action-packed family breaks. Cove has invested a huge amount in upgrading facilities at Seal Bay over the last few years, so we thought it deserved page of its own.
It was previously known as Bunn Leisure Resort, and was split into Green Lawns, White Horse and West Sands.
Nowadays, it operates as one site, which makes it one of the UK's largest holiday parks. Some reports say it has more than 1500 caravans and other accommodation but I'm yet to see a definitive and reliable figure.

What's the difference between Cove, Seal Bay Resort, Bunn Leisure Resort, Green Lawns, White Horse and West Sands?
You may have stumbled across various names in your research whilst deciding if you should have a holiday at Seal Bay Resort. Here's a quick explainer:
- Seal Bay Resort is the name of the holiday park.
- Cove is the owner of Seal Bay Resort, in the same way that Haven or Parkdean Resorts owns several holiday parks. Cove is much smaller. It has five holiday parks, but most of them are for residents only.
- Green Lawns, White Horse and West Sands are names for different villages within Seal Bay Resort. These aren't referred to very often on the official website, but I did find a map that still shows the different villages. Whichever part of the park you end up in, you'll have access to the same facilities. West Sands is closer to the beach and to most of the facilities. White Horse and Green Lawns are smaller and quieter, as well as being further from the beach. They have some of their own facilities, but not on the same scale as Green Lawns. You can download a map on Cove's About Us page. I couldn't see an obvious way to choose which village you want to be in when you book, so I wouldn't worry about it too much!
- Bunn Leisure is an old name that isn't used much any more, but you'll probably find some people still catching up (in the same way that my mum still refers to Opal Fruits and Eurodisney).
Where is Seal Bay Resort?
Seal Bay Resort is in Sussex, a little way along from Bognor Regis on England's south coast. If you're driving, it will take you approximately:
If you don't have a car then you'll need to get a train to Chichester and then catch a 30 minute bus, and then walk for about 15 minutes. In other words, it's possible to visit without a car but it's a bit more faff than driving.

- 2 hours 20 minutes from Central London
- 2 hours 40 minutes from Bristol
- 3 hours 20 minutes from Birmingham
- 5 hours from Manchester

Does Seal Bay Holiday Park get good reviews?
TripAdvisor currently gives Seal Bay Resort an average score of 3.9/5 whilst reviewers on Google reviews are more generous with a score of 4.3/5.
Once we add those together, we get an average of 82%.
Here's how its overall review score compares to some of the other holiday parks in Sussex:
So, Seal Bay Resort is one of the higher rated holiday parks in Sussex. Pevensey Bay scores higher, but it's notably smaller. We've noticed that smaller holiday parks with simpler facilities tend to outperform larger parks, perhaps because people find less to complain about!
At one stage, you could find separate review scores for West Sands, White Horse and Green Lawns. However, that's less relevant as they are sold more as one resort now rather than three. For what it's worth, Green Lawns used to get slightly higher review scores than White Horse and West Sands but there wasn't much in it.

Cove has invested millions at Seal Bay Resort over the last few years, including a huge chunk of money on sea defences to keep the beach looking lovely.

- Oasis Bay indoor swimming pool, which has a lazy river, a 25 metre pool, a waterslide and a splash pool with buckets that dump water on your head. You'll need £1 for the lockers but you get it back!
- The Lido, which is an outdoor swimming pool in the White Horse Complex. There are also a couple of outdoor waterslides and an outdoor screen, with the idea being that you lounge around at the pool with a drink rather than having a quick dip and then disappearing.
- Evening entertainment in the White Horse Theatre
- Outdoor playgrounds

- Adventure Bounce, which are some bouncy nets that you can leap around (£10)
- Archery (£20)
- Axe throwing (£20)
- Indoor and outdoor mini golf (£5)
- Bowling (price varies depending on what you sign up for)

How much does a Seal Bay Resort holiday cost?
For an approximate price comparison, we looked at the cost of a week-long family holiday for two adults and two children on three dates in 2026.
These are the cheapest prices for a caravan with two bedrooms. We did find some cheaper safari tents on some dates. Needless to say, prices vary a lot between term time and school holidays.
